Vacation Rental FAQ's


Our normal check in time is 4:00 PM and or check out time is 10:00 AM. We can often arrange an early arrival or a late departure. Just be sure to let us know your needs when you book and we will make every effort to accommodate your requests.
A fully stocked kitchen, linens, and all other household essentials including iron, ironing board, and hair dryer are made available at each property. We also provide enough paper towels, toilet paper, garbage bags, soaps, and personal care products to get your stay started.
Yes, all of our properties include free secure WiFi.
Although we do not offer online booking, our process is completely electronic.
We accept check, Visa, MasterCard, and Discover card. All credit card payments are made online through our secure PCI compliant payment system.
A deposit of 50% of the rent only (plus tax) is due upon booking; the balance is due 30 days prior to arrival.
When an inquiry is received on one of our vacation rentals, one of our reservation specialists will provide a detailed quote. If you wish to proceed with the booking, we will send you an agreement for your review and electronic signatures. Booking is finalized after we receive your deposit payment.
We understand that unforeseen events can cause a change in plans. In the event that you need to cancel your reservation with us more than 60 days prior to arrival, a $150 cancellation fee is assessed. If canceling 30-59 days prior to arrival 1/2 of rent plus applicable tax shall be forfeited. If canceling less than 30 days prior to arrival no refunds shall be given. We strongly encourage our guests to purchase travel insurance.
Yes. We offer the option of accidental damage protection or a refundable security deposit on all properties. Contact us for more detailed information.
Yes. Arizona Focus Realty strongly encourages guests to purchase traveler and/or trip insurance to protect against potential charges due to cancellation. Third party travel policies may be purchased directly through Arizona Focus Realty at the time of booking. Guests are also welcome to obtain travel/trip insurance from a provider of their choice. Mid-stay cleanings are not a normal part of our process but we would be happy to make those arrangements for you.
Once your final payment has been made, we will supply you with property details and access instructions.
Yes, many of our properties welcome your four legged friends. Please let us know about any pets that you plan to bring when you inquire and we can help find a property that would best suit your needs.
Rent includes all utilities, cable and Internet. Where applicable, yard and pool maintenance are also included. Utility caps may apply for rental periods of longer than 30 days.
Yes, our properties are available for longer stays. We often help accommodate corporate housing needs, those who may be displaced due to an insurance loss, or those who may be in transition between homes. Please inquire for details on stays of more than 30 days.
Many of our properties with pools do have the capability to be heated. Pool heat is offered at an additional rate and is property specific. Heating and use of spas is included in the rental rate, where applicable.


We manage properties in the southeast valley cities including: Chandler, Gilbert, Mesa, Tempe, Ahwatukee, SE Phoenix, south Scottsdale, Queen Creek, and San Tan Valley.
Our startup fees begin at $800. The start up fee is used to cover professional photographs, first year of online advertising subscriptions, tax license fee(s) and administrative costs.
Most of our properties are advertised on HomeAway, VRBO, VacationRentals.com, and on our web site. We have many returning guests who call us directly to locate a vacation rental property. We also have the ability to advertise properties in our local multiple listing service.
Our standard commission rate is 25% of rental income generated.
Owners are paid monthly for all revenue generated the previous month.
Yes. Each city has different regulations. Depending on the location and rental length transaction privilege and lodging tax licenses may be required. We can obtain these on your behalf.
Although we don't offer set up services, we would be happy to help provide advice and guidance during the set up process.
As our cleaning crew is the first in after each guest they thoroughly inspect the property as they clean. They alert us if there is damage or anything that needs further evaluation.
No. We only ask that our owners pay the cleaning fee to clean the property after their stay.

All guests either purchase accidental damage insurance or provide a refundable security deposit. In the event that something is damaged we will either open a claim with the damage insurance company or deduct the expense from the guest's security deposit.
Yes. We perform routine maintenance as well as coordinate repairs for any unforeseen maintenance items that arise. Owners are required to contract for recurring services such as pool maintenance, landscape maintenance, and pest control.
Yes. Owners are responsible for all utilities, including electricity, water/sewer/garbage, gas (where applicable), cable and Internet.
